- Review all contracts & documents for completeness, accuracy, compliance; request corrections/send additional documents for signatures. Create file in Broker compliance site.
- Email introduction to all parties, including contact information of pertinent parties, deadlines, executed contract documents & special instructions.
- Coordinate & track earnest money deposit & obtain receipt.
- Provide Agent & Client with timeline of the transaction.
- Track all timeline dates, contingencies & other important dates.
- Schedule inspections & follow-up on reports, repair amendments & repair receipts.
- Send calendar invites & text reminders to Agent & Client.
- Maintain consistent communication with Agent, Clients & other parties.
- Provide Buyers with utility contact information & advice on when to set up utilities.
- Order home warranty if applicable.
- Coordinate final walk through, closing & property access/possession.
- Review Preliminary Settlement Statement & send it to Agent & Client for review.
- Complete & submit Broker disbursement form & checklist if applicable.
- Collect closing documents & commission information from closing company.
- Perform final file compliance audit to ensure a complete Broker file.
- Send a thank you email to all parties.
- Request testimonial from Client.
- Any other agreed upon services.

Pre-Listing Management $375
- Prepare pre-listing package (listing agreement, disclosures, agent & internal brokerage documents, amendments/addenda) for Agent’s review, send out for signatures by Agent request; create file in Broker compliance site.
- Schedule Photographer & other service providers for pre-marketing preparation.
- Prepare & remind Seller of Photography date.
- Schedule For Sale Sign installation, if applicable.
- Pull tax record & previous MLS listing data.
- Request preliminary title search, if requested by Agent.
- Input MLS data, upload photos & attachments for Agent review. Agent to provide descriptions/remarks. Email Seller a link to the listing for review & correct as indicated.
- Update MLS listing status at applicable timepoints (Coming Soon, Active Status, etc)
- Set up showing service.
- Schedule open house(s) on MLS & showing service where applicable.
- Create flyers, postcards & social media posts/ads from templates approved by Agent. Submit flyers & postcards to printing/mailing company as directed, per Agent’s needs.
- Promotion of listing on Agent’s social media (free posts &/or paid boosts or ads, as requested by Agent).
- Once Under Contract:
- Review all contracts & documents for completeness, accuracy, compliance; draft disclosures & other documents & request corrections/send additional documents for signatures.
- Request Resale Package(s) & Demand Payoff(s) from HOA(s).
- Review Preliminary Settlement Statement & send it to Agent & Client for review.
- Coordinate final closing instructions with Seller including signing closing documents, notifying of the Buyer’s final walk-through date & coordinating keys/remotes exchange with Buyer’s Agent.
- Change MLS status of listing to Sold.
- Schedule For Sale Sign pickup, if applicable.
- Complete & submit Broker disbursement form & checklist if applicable.
- Collect closing documents & commission information from closing company & submit to Broker compliance site.
- Perform final file compliance audit to ensure a complete Broker file.
- Send a thank you email to all parties.
- Request testimonial from Client.
- Any other agreed upon services.
Compliance Only $150
- Upon executed contract: collect, review & organize contracts & related documents for completion & compliance; obtain missing signatures & documents; upload to Broker compliance site & set up transaction. Send Agent calendar invites for all deadlines & send Agent reminder emails or texts the morning before deadlines.
- One week before closing; compliance audit, request any additional documents to complete the file, upload docs to Broker compliance site & complete/submit Broker’s disbursement form or checklist.
